We build cottages with care, in climate-controlled facilities, then ship them to your site, where they’re secured to conventional foundations to become valuable real estate. The result: a high-quality home on a predictable timeline and budget.

We offer a wide variety of cottages, from studios to four-unit apartment buildings. Let us know what you need, and we’ll give you options.

Order THE COTTAGE

Your down payment sets the gears in motion. We place your order with one of our partner factories and schedule your home’s delivery.

Prepare the site

We provide typical foundation plans that are specific to the cottage. You then have the plans adapted to meet local codes and site conditions. You install the foundation as the cottage is being built in the factory.

Receive and Set

Your cottage is delivered to the site, where a “set crew” places it on the foundation. Depending on site conditions, the set crew can use a crane or make an on-the-ground transfer.

Finish

You secure the cottage to its foundation, connect the utilities, and build the porches, stairs, and other finish details according to design drawings that we provide.

Consider the circumstances.

Conventional, on-site construction can deliver good results. We know that first-hand. Collectively, we’ve built over a thousand homes in nine states: Georgia, Florida, Alabama, Arkansas, Louisiana, Mississippi, Montana, California, and New Mexico.

Over the years, we’ve also seen the hazards that come with conventional, on-site construction. Sometimes, off-site construction is the better choice. Yet high-quality off-site construction is hard to find. That is why we started Artifex.

Build on-site when…

  • Reliable contractors are easy to find.

  • You can afford to train contractors to your standards.

  • Weather’s not a limiting factor in your area.

  • The surroundings aren’t sensitive to noise and debris.

  • You can afford to take longer to build.

  • Your budget can absorb uncertain building costs.

  • You can safely store materials and maneuver on site.

Build off-site when…

  • Reliable contractors are scarce or expensive.

  • You want consistently high quality from the start.

  • Weather in your area limits your construction season.

  • You need to minimize disturbances to the neighbors.

  • Speed matters.

  • You want certainty around your construction costs.

  • Your site is tight, hemmed in, or vulnerable to theft.
